New build and zoning watch
An El Paso County January 2026 permit report shows 279 dwellings gained (238 single-family, 26 townhomes, 15 duplexes) along with 839 residential remodel permits.
Separately, city planners have proposed Unified Development Code changes intended to make childcare facilities easier to permit across more zoning districts.
What to watch next
Sale-to-list is close to even, which can create a split market: buyers may find room to negotiate on stale listings, while move-in-ready homes can still draw attention. Local feedback to track: more price cuts, fewer showings, or multiple-offer situations.
