Cottage Grove Housing Update: Prices Ease as Listings Build Into Spring
Cottage Grove, WI – March 21, 2026 – Home prices eased in February while inventory remains active, with dozens of listings and a 2026 revaluation underway.
Top takeaways
- Median sale price was about $400K in February, down year over year.
- Homes sold faster than a year ago, with days on market notably lower.
- More than 80 properties are currently listed, spanning move-in ready homes to acreage lots.
The Cottage Grove market showed mixed signals in February. According to Redfin data, the median sale price was roughly $399,900, down 30.5% from a year earlier. At the same time, homes averaged 48 days on market, a sharp improvement from 113 days last year. Three homes closed during the month, compared with seven a year ago.
The lower median price appears tied to a small sample of sales and changing mix, while quicker timelines suggest well-priced homes are still drawing attention.
What’s for sale now
Zillow currently shows 80+ active listings, with a wide price range:
- Single-family homes in the mid-$300Ks to mid-$700Ks, including several 3–5 bedroom properties.
- Newer construction options near and above $800K.
- Vacant land, including a roughly 9.5-acre parcel listed around $325K.
Recent activity includes price reductions on select listings and a mix of open houses heading into spring, pointing to typical seasonal momentum.
2026 property revaluation underway
The Village is completing a 2026 revaluation in partnership with Associated Appraisal Consultants. State law requires assessments to be within 10% of full market value at least once every five years. Exterior inspections are part of the process, and owners receive written notice in advance. Assessment changes do not automatically mean tax bills will rise or fall by the same percentage, but they can affect individual shares of the levy.
With mortgage rates still elevated compared to the ultra-low period of 2020–2021, buyers appear selective, while sellers testing the market are adjusting pricing when needed.
