The Moscow market is starting 2026 with higher sale prices but relatively lean inventory. Redfin reports a median sale price near $518,000 in January, a 22.3% increase from a year earlier, with homes selling in about 106 days on average. Ten homes closed in January, up from six a year ago.
Zillow’s Home Value Index places the typical home value at $461,623 through January 31, 2026, up 1.4% year over year. Zillow also showed about 35 homes for sale and six new listings at month’s end, underscoring tight supply.
Buyer vs. Seller Balance
Realtor.com’s December data showed a median listing price near $502,000 and a median sold price around $415,400, with homes selling for roughly 5% below asking on average and taking about 98 days to move. That points to some negotiating room for buyers, even as year-over-year sale prices have climbed.
Low inventory continues to shape outcomes. With fewer active listings, well-priced homes can still attract attention, but extended days on market suggest buyers are selective.

RentCafe data through February 2026 shows average rent at $1,319 per month, up about 0.7% from a year ago. One-bedroom units average $790, while two-bedroom apartments run about $997. Modest rent growth may ease some pressure compared with sharper price gains on the ownership side.
