The South Yarmouth housing market continues to reflect constrained supply and relatively resilient pricing. Recent Redfin data shows a median sale price of $609,000, a 6.5% increase compared with the prior year. At the same time, Zillow’s home value index places the typical home around $598,000, essentially flat to slightly down year over year.
While prices have held near historic highs, market speed has shifted. Homes averaged 44 days on market in late 2025, longer than the unusually fast pace seen a year earlier. Even so, Realtor.com characterizes the area as a seller’s market, indicating buyer demand still outweighs available listings.
Inventory and listings
Active inventory remains tight. Recent snapshots show fewer than 30 homes for sale in South Yarmouth, with asking prices commonly ranging from the high $500Ks to the upper $700Ks. Median list prices have recently been reported in the low-to-mid $600Ks.
With limited new listings coming online, buyers are often competing for well-maintained single-family homes, especially those updated for year-round living. Sellers, meanwhile, are adjusting expectations as days on market trend higher than last winter’s pace.
