Zillow’s Home Value Index shows a typical value of $545,290 as of late January, down 3.2% year over year. Inventory stood at 85 homes at the end of February, with 22 new listings during the month. Median days to pending were 46.

Realtor.com data for January shows homes selling about 2.6% below asking price on average, reinforcing a market that is active but price-sensitive.
